ICI Homes Will Feature New Modern Floorplans with Limited Rear Entry Homesites in Oakmont
ICI plans to release their new 3-bedroom and 4-bedroom alleyway floorplans in Oakmont in 2023 and it has created a buzz among homebuyers. With only a few remaining 50′ homesites reserved for rear entry alleyway homes, the demand is expected to be high.
According to Dan, the area that borders Parker Road and 24th is the missing pod of the alleyways, and they will have a lot of exterior changes. This means that future homeowners will get to enjoy unique and stunning homes that have never been seen in Oakmont before!
“We’re excited to have that last pod of the rear-entry alleyways,” Dan mentioned “and we’re designing all new floor plans specific to what our buyers are looking for.”
The homes will range from 1,600 ft² to 2,100 ft², and have 3 or 4 bedrooms, and 2 bathrooms, offering ample space for families of all sizes.
“The outdoor living that you get out of it is what sets those apart” explained Dan, “With the front porch, it kind of reminds you of downtown.”

On the Horizon –Two New Community Phases
On top of the 50’ rear entry alleyway homesites coming this year, ICI Homes also has two new community phases on the horizon, with one set to open this summer and the other by the end of the year.
The phases will include 65’ and 80’ homesites with select lots boasting picturesque views of the tortoise reserve and other common areas. Their Egret and Costa Mesa floorplans are sure to look stunning with a backdrop like that!
Tortoise Reserve
Oakmont’s 46-acre Gopher Tortoise Reserve, which opened in April 2021, showcases another example of what makes it an exceptional community. Residents were involved in the creation of the reserve, which was part of a Florida Wildlife Commission conservation easement.
ICI Homes collaborated with the FWC, a University of Florida wildlife expert, and local officials to give residents partial access to the reserve while still stewarding the federally threatened gopher tortoises, a keystone species that digs burrows used by more than 350 species, according to the FWC. The tortoises and their burrows are protected under state law.
“We have conservation easements all throughout Oakmont, but that was the only one that was gated and closed off to protect the gopher tortoises,” mentioned Kaytlan Forret, Oakmont’s lifestyle coordinator.
Residents now have exclusive access to the reserve’s walking trails via a gate code. Surveys were conducted before the trails were built to determine where the gopher tortoises lived and ensure their burrows remained undisturbed. The trails display interpretive signage educating residents about the tortoises and their habitat.
“Residents take very good pride in taking care of that,” Forret said.
Oakmont Amenities and Events
Resort-style amenities and events provide a major benefit of living in the Oakmont community. Its clubhouse offers a pool, splash pad and fitness center. Additional recreational facilities include basketball, volleyball, tennis courts, an event lawn and a playground.
Wildlife viewing opportunities abound, whether exploring the reserve’s natural beauty, or strolling along the system of connected walking trails and ponds located throughout the property.
Dawn Havel moved to Oakmont three and a half years ago. She lives here with her two daughters, ages 7 and 9.
“The wide-ranging activities and family dynamic are a big draw,” she said. “There’s a lot of kids their age, and there’s a lot of amenities geared toward kids and events.”
Her kids frequent the pool and playground, ride their bikes with friends and play tennis. One daughter participates on the neighborhood swim team.
“It’s a good way to meet other people in the community,” Havel said.
The pool and playground also appealed to Bethany Johnson and her husband. While childless at the time, they were planning for the future. “We wanted to start a family,” Johnson said.
Their now 4-year-old son has made fast friends with neighborhood kids. The family loves visiting the pool and her husband enjoys using the gym. Bethany lauded ICI Homes’ efforts in conserving sufficient trees and green space to accommodate trails.
“We walk around a lot,” she said. “We have walking trails right next to our house.”
Seasonal and Special Events
Oakmont hosts one seasonal event each quarter: an Easter-themed spring festival with bounce houses, petting zoos and face painting; the summer bash,
highlighted by a pool party and cookout; and the fall festival hosts Oakmont’s carnival, which features actual carnival rides.
“That’s the biggest one the residents look forward to each year,” Forret said. Then, they end the year with a festive Christmas event.
Oakmont holds countless smaller events throughout the year, including a Mothers’ night out pop-up shop event, where vendors are brought in for people to shop within the community. They host a family movie night with popcorn, candy and drinks, food trucks visit every Friday, and there are wine tastings and yoga classes.
The community also hosts charity events like the Oakmont Slacker Run that benefits the Child Advocacy Center, and it sponsors food banks and toy drives. Oakmont also hosts a back-to-school bash, where they collect supplies for area schools.
Havel’s daughters enjoy the Slacker Run and attend the various holiday parties and movie nights. She appreciates the different mixers and social functions for adults.
“It’s a great place to live,” Havel said. “The kids love it.”
