Modern and Modest: Tioga’s Phase 21 Community

The Town of Tioga’s newest, and arguably most innovative project yet, is on the horizon.

Phase 21 is the latest addition to the community’s housing selection. Following in the footsteps of the previous phases, these 37 new lots will feature Tioga’s signature touches – walkable footpaths, picturesque landscaping and the small-town feel that defines the development.

The theme of Phase 21 is modesty. While there is an offering of large estates, this new area presents a selection of single-story homes under 2,000 square-foot, that will be built on lots less than a quarter of an acre. Many of these homes will feature mother-in-law suites – a rarity for houses of this size – and will be accommodating for multigenerational families.

Director of Development Luis Diaz believes this ambitious new phase will appeal to a large group of homebuyers.

“There is a trend for people to downsize from big houses,” Diaz said. “This, combined with the fact that there are a lot more empty nesters, means they will be happy with something like [Phase 21],” he said.

The smaller houses and minimal yard space are offset by Tioga’s unique, open space community design. With nature at the forefront, the entire neighborhood is awash in verdant flora and colorful scenery, promoting walkability and outdoor enjoyment. Amenities like playgrounds, athletic courts, gardens, ponds and pools provide residents with endless activity, while food trucks and community events contribute to a close-knit feel.

A model home showcasing Phase 21’s potential is currently being built, complete with its casita, or attached guesthouse, a feature that continues to be a red-hot market trend.

“It has a semi-attached area that is essentially a flexible office or guest suite,” Diaz said. “If you have an in-law living with you, they can maintain some privacy while living with family members. This way everyone can enjoy a little more privacy.”

Amber Beckham, real estate broker for Tioga Realty, describes the new phase as ‘connected separation.’

“There are a lot of people looking for an open floorplan, but also want their privacy and separate areas,” Beckham said.

Phase 21 is all about variety; a place where smaller cottage homesites comingle with larger plots of land for those hoping for roomier homes or spacious lawns.

The Town of Tioga itself is an ongoing project that is roughly halfway completed. The residents are the heart of it, and maintaining a sense of community is an essential element. Tioga Town Center, located just to the north, offers shops, apartments, restaurants and bars, all within walking distance. In the center of the Master Plan, Tioga Village on SW 8th Avenue is currently in the design stage and will add to the mix of conveniences for residents and visitors in the next few years.

“You have a lot more common area, a lot more exquisite landscape and pedestrian paths,” Diaz said. “Tioga gives you plenty of opportunities to walk to the Town Center to have a coffee or use a golf cart to visit other neighbors.”

Tioga is expanding rapidly. Despite its recent opening, 15 of Phase 21’s 37 lots have already been sold. The projected plans of Phase 22 are both literally and figuratively down the road as well.
